Annual Budget Meeting

On November 14th, 2023, at 11 a.m., the Annual Budget Meeting for Coach Homes IV at River Strand will be held, additionally consideration of a Common Expense Assessment will be included on the agenda . The meeting will be held at the River Strand Clubhouse at 7155 Grand Estuary Trail, Bradenton, Florida.

PROPOSED 2024 BUDGET

 

Enclosed for your information is a copy of the proposed 2024 Budget to be considered by the Board of Directors for ratification by the Board of Directors at the above noticed Annual Budget meeting.

 

During this meeting, the enclosed proposed 2024 Budget will be presented for consideration by the Board of Directors for ratification. The proposed budget recommends a higher quarterly maintenance fee of $1,460 per quarter per member for the coming year to account for significantly increased expenses for insurance and mandated reserves. The quarterly maintenance fee includes reserve funding utilizing the Cash Flow method (Pooling Reserves) of funding.

 

COMMON EXPENSE ASSESSMENT

 

As insurance for the Association’s property is due in November of each year in order to cover increased costs of insurance under budgeted in 2023, and to pay for the 2024 policies to limit interest to carry those expenses beyond the November 2023 due date a common expense assessment will be necessary. The common expense assessment is anticipated to be $1,200.00 per Unit Owner and discussed during the annual budget meeting.

This is the First Notice of the date and time of the Annual Membership Meeting that will be held on March 23rd, 2022, at 11:00 a.m., to be held electronically on Zoom. The Zoom Login information will be included within the Second Notice of the Annual Membership meeting to be mailed on or before March 9th, 2022. The agenda is as follows:

PROCEDURE TO DECLARE CANDIDACY TO THE BOARD OF DIRECTORS

 

On or before February 12th, 2022, you must give written notice of intent: either by mail or in person, to the Association of your intent to run for one of three open Board of Director seats; addressed to the Association’s mailing address at Coach Homes IV at River Strand Condominium Association, Inc. Declaration of Candidacy, C/O DRI, 9040 Town Center Parkway, Lakewood Ranch, Florida, 34202. The attached “Notice of Intent to be a Candidate for the Board” may be used for that purpose.

 

You are encouraged to submit a one-page Information Sheet/Resume, no larger than 8.5 inches by 11 inches, containing your qualifications and/or platform for office.  This information Sheet/Resume must be submitted on or before February 17th, 2022.

 

SECOND NOTICE

 

The “Second Notice of Annual Meeting” containing Information Sheets, Ballots, Proxies and other information will be mailed to voting members by March 9th, 2022.

NOTICE FROM FLORIDA POWER AND LIGHT

Florida Power and Light will be working on a project in your area that will help to improve your service in good weather and bad.

This project will help strengthen the main power line serving your area. Work is scheduled to begin on 7/21/2021 and is expected to be completed by 10/31/2021. We will be working in the area bounded by Landfill Road, Lena Road, and S.R. 64. We’ll do everything possible to keep any power interruptions to a minimum while this work is in progress. Should an outage of 15 minutes or more become necessary to complete the work, we’ll notify you at least five days in advance and provide details at that time.
