ANNUAL BUDGET MEETING

Dear Members of Grand Estuary IV at River Strand,

On November 25th, 2024, at 11:00 a.m., the Annual Budget Meeting for Grand Estuary IV at River Strand will be held. The meeting will be held on Zoom. Login information is included in this notice.

PROPOSED 2024 BUDGET

Enclosed for your information is a copy of the proposed 2025 Budget to be considered by the Board of Directors for ratification by the Board of Directors at the above noticed Annual Budget meeting.

During this meeting, the enclosed proposed 2025 Budget will be presented for consideration by the Board of Directors for ratification. The proposed budget recommends a higher quarterly maintenance fee of $1,675 per quarter per member for the coming year to account for operational expenses and mandated reserves. The quarterly maintenance fee includes reserve funding utilizing the Cash Flow method (Pooling Reserves) of funding.

Enclosed for your information is a copy of the proposed 2024 Budget to be considered by the Board of Directors for ratification by the Board of Directors at the above noticed Annual Budget meeting.

Just a Reminder that your upcoming quarterly maintenance fees to Grand Estuary IV at River Strand will be due on July 1st, 2023. The quarterly amount due for the July payment period is $1,158.00.

Please note If you were on auto debit with the previous Management firm Tropical Isles Management Services that those auto debits were canceled by Tropical Isles at turnover, since your new Bank for Grand Estuary IV is Cadence Bank. DRI Management had previously notified Grand Estuary IV Unit Owners of the Management change, which included an Auto Debit Form for Cadence Bank for those seeking to continue with Auto Debits to continue to pay quarterly maintenance fees. If you would like to continue making quarterly payments by Auto Debit please complete and send the attached Auto Debit form along with a voided check from the account to be debited directly to Cadence Bank as indicted within the attached form; or mail to DRI Management’s office Manager Bonnie Doyno at: 9040 Town Center Parkway, Lakewood Ranch, Flo. 34202.

Unit Owners who prefer to pay by check, please mail a check to Grand Estuary IV at River Strand c/o DRI Management at: 9040 Town Center Parkway, Lakewood Ranch, Fl. 34202. or sign up for auto debit with the attached form.

As an additional reminder, Grand Estuary IV at River Strand has been added to the DRI Management website. So, you may go to www.driassociationmgmt.com and find your community to correspond multiple ways with DRI Management for such items as: document requests, meeting notices, maintenance requests and to communicate obtain a multitude of other needs and information pertaining to Grand Estuary IV at Rover Strand.
