Dear Members of Grand Estuary V at River Strand,

 

On November 20th, 2024, at 2:00 p.m., the Annual Budget Meeting for Grand Estuary V at River Strand will be held. The meeting will be held on Zoom. Login information is included in this notice.

 

PROPOSED 2025 BUDGET

 

Enclosed for your information is a copy of the proposed 2025 Budget to be considered by the Board of Directors for ratification by the Board of Directors at the above noticed Annual Budget meeting.

 

During this meeting, the enclosed proposed 2025 Budget will be presented for consideration by the Board of Directors for ratification. The proposed budget recommends a higher quarterly maintenance fee of $1,495.00 per quarter per member for the coming year to account for operational expenses and mandated reserves. The quarterly maintenance fee includes reserve funding utilizing the Cash Flow method (Pooling Reserves) of funding.

GRAND ESTUARY V AT RIVER STRAND CONDOMINIUM ASSOCIATION, INC.

Members,

As no quorums of the membership, Board of Directors, and received ballots for the election of candidates to the Board of Directors were met at the Annual Membership Meeting on March 22nd, 2022, as scheduled, this Notice shall serve to inform the membership of the new rescheduled date for the Annual Membership Meeting. The Rescheduled Annual Membership Meeting shall be held electronically on Zoom at 2:00 p.m. on April 27th, 2022.

Election of the Board of Directors shall be conducted at the Rescheduled Annual Membership Meeting, as well as other Association business as lawfully may be conducted. An election of Directors of the Board is required, as four (4) candidates have given notice of intent as required by the First Notice of the Annual Meeting; which meet the statutory requirements of electing this year’s three (3) open Director seats. Candidates for election to the Board were previously listed in alphabetical order by last name to the voting ballot within the Second Notice previously mailed to the membership.

As no Quorum was met to hold the election for Directors of the Board of Directors at the March 22nd, 2022, Annual Membership Meeting, these ballots were not opened but maintained for the Rescheduled Annual Meeting. Therefore, if you previously sent in a ballot, you do not need to resubmit another ballot. If you have not sent a ballot please mail your ballot in the envelopes previously mailed to you and as instructed within the Second Notice, said Second Notice was mailed to the membership on or before March 8th, 2022.    

As this meeting is being held electronically the Board asks that all members please mail ballots as instructed above in the proper envelopes to be received no later than April 26th, 2022, or drop off ballots in person within the proper envelopes that were included in the Aforementioned Second Notice to: DRI Management 9040 Town Center Parkway, Lakewood Ranch, Fl. 34202 no later than April 26th, 2022. Please contact DRI Management’s office at: 941-744-1811, if you need a ballot or envelopes that were included within the aforementioned notice.

Immediately following the Rescheduled Annual Meeting there will be a Board of Directors Meeting held for the primary purpose to permit the three (3) elected and seated Board of Directors to elect officers for the year. You are encouraged to submit a one-page Information Sheet/Resume, no larger than 8.5 inches by 11 inches, containing your qualifications and/or platform for office.  This information Sheet/Resume must be submitted on or before February 16th, 2022.

 

SECOND NOTICE

 

The “Second Notice of Annual Meeting” containing Information Sheets, Ballots, Proxies and other information will be mailed to voting members by March 8th, 2022.

NOTICE FROM FLORIDA POWER AND LIGHT

Florida Power and Light will be working on a project in your area that will help to improve your service in good weather and bad.

This project will help strengthen the main power line serving your area. Work is scheduled to begin on 7/21/2021 and is expected to be completed by 10/31/2021. We will be working in the area bounded by Landfill Road, Lena Road, and S.R. 64. We’ll do everything possible to keep any power interruptions to a minimum while this work is in progress. Should an outage of 15 minutes or more become necessary to complete the work, we’ll notify you at least five days in advance and provide details at that time.

Pressure Cleaning

MAINTENANCE NOTICE

Pressure Cleaning

 

Pressure cleaning of the Carport areas of both buildings (8105 and 8205), and their front sidewalks are scheduled on:

 

May 22nd, 2021

 

Please plan on having all vehicles removed from the Carport parking spaces on the scheduled day. Parking is available in the non-covered Carport areas of the parking lot, as those areas are not part of the pressure cleaning.

Notice of Paint Schedule for 8105 Grand Estuary Trail

The painting of the exterior hallways of the building are about to start in building 8105. Below is the schedule weather permitting:

Friday April 9th, 2021 – all cracks will be cut and urethane will be applied in all areas that require this application, on all four (4) floors.

Monday April 12th, 2020 – Texture will be applied to all urethane areas, on all four (4) floors.

Tuesday April 13th, 2021 – Macro Poxy will be applied to the first and second floors. The elevator may be down for periods of time on those floors while work is be performed.

Wednesday April 14th, 2021 – The first coat of waterproofing paint will be applied to the first and second floors. The elevator may be down for periods of time on those floors while work is be performed.

Thursday April 15th, 2021 - The second coat of waterproofing paint will be applied to the first and second floors. The elevator may be down for periods of time on those floors while work is be performed.

Friday April 16th, 2021 – The final clear coat application will be applied to the first and second floors. The elevator may be down for periods of time on those floors while work is be performed.

Monday April 19th, 2021 – Macro Poxy will be applied to the third and fourth floors. The elevator may be down for periods of time on those floors while work is be performed.

Tuesday April 20th, 2021 – The first coat of waterproofing paint will be applied to the third and fourth floors. The elevator may be down for periods of time on those floors while work is be performed.

Wednesday April 21st, 2021 - The second coat of waterproofing paint will be applied to the third and fourth floors. The elevator may be down for periods of time on those floors while work is be performed.

Thursday April 22nd, 2021 – The final clear coat application will be applied to the third and fourth floors. The elevator may be down for periods of time on those floors while work is be performed.

Please keep in mind that this area of the painting is the most challenging for the painters and members in regard to movement around the building, there will be some building mobility inconveniences during this phase. Also, weather conditions may adjust this schedule.
